Code Requirements for Commercial Projects and Change of Occupancy Classifications
New Construction:
- All new construction shall comply with all currently adopted codes.
Additions
- All new construction shall comply with all currently adopted codes.
- Building height and area limitations shall apply to the entire structure. This may require a fire wall or sprinkler system to be installed.
- Federal and State requirements: Americans with Disabilities Act and the Maryland Accessibility Code shall apply to the new structure and may apply to portions of the existing structure.
- Subject to State Fire Marshall Regulations.
Interior Alterations / Renovation
- Those areas altered shall comply with all currently adopted codes.
Note: Areas not planned as part of an alteration are not required to be upgraded unless affected by the planned alteration. - Federal and State requirements: Americans with Disabilities Act and the Maryland Accessibility Code shall apply to the altered area and may apply to portions of the non-altered area.
- Subject to State Fire Marshall Regulations.
Change of Occupancy Classification
- Buildings or tenant spaces that change occupancy classification shall comply with the International Building Code or International Existing Building Code.
- State requirement: Maryland Accessibility Code shall apply.
- Subject to State Fire Marshall Regulations.
